As an independent policy-issuing agent of First American Title Insurance Company, we issue both owner's and lender's title insurance policies on residential and commercial transactions.

Title insurance protects the buyer and the lender from claims arising from defects in title that existed before the policy was issued — undiscovered liens, errors in public records, fraud, and more.

Kenneth and Steve Franks together bring more than sixty years of courthouse research experience to Armor Title — most of it in Calcasieu Parish, formerly with Levingston Land Title Company, the longest continually operating abstracting company in the parish.

We prepare abstracts of title, mortgage certificates and ownership reports for local attorneys, businesses, the City of Lake Charles, and the Calcasieu Parish Police Jury.

Our attorneys are trained across multiple practice areas and handle all aspects of our customers' real estate transactions from start to finish — including title curative work when something needs to be cleaned up before closing.

Whether it's a residential closing, a multi-parcel commercial deal, a refinance, or a curative matter on an inherited property, the work stays under one roof.

We hold transaction funds and documents in escrow pending closing, and notarize the closing package. Our escrow accounting follows ALTA Best Practices procedures.
